The UAE currency is considered one of the most stable in the global economy. The exchange rate of the Arab Emirate Dirham to the US Dollar has remained unchanged for 20 years, firmly staying at AED 3.67 per USD 1.
Investors who purchase property can obtain a visa. If the value of the purchased residence exceeds AED 750K (USD 204K), the investor can receive a 2-year residency visa. If the investment amount reaches AED 2M (USD 545K) or more, then the investor is eligible for a 10-year Golden Visa. This visa allows the holder to legally stay in the UAE long-term, open a bank account, study, work, and relocate the family and domestic staff.
When purchasing property, investors can utilise mortgages or interest-free payment plans from developers. In the latter case, payments are typically divided up over 3-5 years, excluding the down payment and one-time fees that amount to 5–10 % of the purchase cost. Some developers offer post-handover payment plans, allowing the remaining amount to be paid over several years after project completion.
The cost of luxury residences in Dubai is lower than in London, Hong Kong, and New York. Developers continue to offer premium-class properties as international investors can purchase elite real estate in a developed resort city at almost the cost of construction, with a return on investment (ROI) of 20–30%.
Dubai airport provides connectivity to Europe, Africa, North and South America, the Middle East, and Asia. It is considered the busiest airport in the world in terms of international flights.
